What's included in the hourly rate?

Full access to the 4,300 sq ft property including all 4 floors, kitchen, outdoor patio, pool area, WiFi (392 Mbps), smart TVs, and basic furniture setup. A $150 cleaning fee is added to all bookings.

Can we bring outside catering?

Yes — outside catering is welcome. The full kitchen with double oven, large island, and dining seating for 12 is available for your caterer. We ask that all food service areas are cleaned after use.

What equipment is provided for media production?

We provide the space, natural lighting, and power outlets throughout. Bring your own cameras, lighting, and audio equipment. The property has high ceilings, multiple backdrops across 4 floors, and a production-friendly layout.

Are there noise restrictions?

We're in a residential area, so amplified music must stay indoors and end by 10 PM. Normal conversation-level noise outdoors is fine. No DJ equipment or live bands on the patio.

Is there parking for production crews?

Yes — ample street parking plus a covered carport. Most crews park directly in front of the property. For larger productions, we can coordinate additional street parking.

What are the load-in/load-out procedures?

Load-in begins at your booked start time. The front entrance and first-floor sliding door provide easy equipment access. Load-out must be completed within your booked time window.

What's the cancellation policy for hourly bookings?

Full refund if cancelled 7+ days before. 50% refund for 3-6 days notice. No refund within 48 hours. Rescheduling is available with 48 hours notice, subject to availability.
